Mehrnaz Emadi, P.App., CRA is the Principal and Owner of Emadi Appraisals Ltd., an independent real estate appraisal and consulting firm serving lenders, legal professionals, and private clients across Ontario. She is known for disciplined analysis, clear communication, and valuation work developed for reliance—where methodology, evidence, and accountability matter.
Her foundation includes a B.A. in Economics from Western University and formal real estate valuation education through UBC Sauder School of Business, complemented by a long-standing career spanning real estate and financial services. In addition to hands-on valuation experience, Mehrnaz has held senior responsibility in the appraisal ecosystem, including appraiser development and managing appraisal review functions—experience that strengthens her focus on quality control, consistency, and standards-driven reporting.
Mehrnaz is multilingual in English, French, and Farsi, and leads Emadi Appraisals with a commitment to independence, professional integrity, and well-supported value conclusions.
Howard Sebastian Christie is an AACI-designated appraiser and serves as Director of Real Estate Valuations at Emadi Appraisals Ltd., providing senior valuation oversight, mentorship, and co-signing authority across residential and commercial assignments.
With over two decades of experience spanning municipal assessment, private-sector appraisal, and consulting, Howard brings a depth of technical judgment that informs both complex valuation work and professional review. His background includes extensive tenure with the Municipal Property Assessment Corporation (MPAC), as well as senior roles within private appraisal firms operating across Southern Ontario.
Howard’s valuation experience encompasses a wide range of property types, including apartment buildings, retail plazas, mixed-use commercial and residential properties, office and industrial assets, automobile dealerships, hotels and motels, portfolio appraisals, expropriation matters, and assessment appeals. His work regularly involves narrative appraisal reporting for lenders, government bodies, investors, and legal professionals.
He holds a Diploma in Appraisal and Assessment from St. Lawrence College and a Certificate in Real Property Assessment from the University of British Columbia. At Emadi Appraisals, Howard plays a central role in quality control, methodology consistency, and candidate supervision, ensuring all reports meet professional standards and are suitable for institutional and legal reliance.
Vanessa Simpson is an AIC Candidate Appraiser with over 15 years of experience across residential real estate, lender-direct recovery services, and valuation support. Her background includes extensive exposure to power of sale, foreclosure, and lender-owned asset dispositions, providing her with a practical understanding of risk, marketability, and regulatory considerations in residential valuation.
She holds a Master of Business Administration (MBA) and has completed advanced appraisal coursework through the Appraisal Institute of Canada as part of her progression toward the CRA designation. Vanessa’s work emphasizes careful inspection, market research, and analytical discipline, informed by years of coordinating with lenders, appraisers, legal professionals, and property managers on complex residential files.
At Emadi Appraisals, Vanessa supports residential appraisal assignments under supervision, contributing detailed analysis and report development for lending, estate, and advisory purposes.
Jonathan Teran is an AIC Candidate Appraiser with a multidisciplinary background spanning residential appraisal, property management, and real estate advisory services. Having lived and worked across multiple regions of the Greater Toronto Area, he brings strong familiarity with neighbourhood-level market dynamics and housing trends.
His experience includes residential valuation fieldwork, inspection, and report preparation in accordance with AIC standards, as well as prior roles in condominium administration and property management that strengthen his understanding of building operations, governance, and risk considerations. Jonathan also has practical experience as a licensed realtor and long-term residential landlord, providing additional perspective on market behaviour and asset performance.
At Emadi Appraisals, Jonathan contributes to residential appraisal assignments under supervision, supporting inspection, analysis, and reporting with a disciplined and dependable approach.
Everton Dixon is a Residential and Commercial AIC Candidate Appraiser with experience across a wide range of complex property types throughout Ontario. His valuation exposure includes hospitality assets, agricultural and supply-managed operations, office, retail, industrial, multi-family properties, and portfolio assignments.
He has prepared and supported over 1,000 appraisal reports, including narrative reports for major financial institutions, private lenders, investors, and legal professionals. Everton is skilled in advanced valuation methodologies, including the Income Approach (DCF modeling), Sales Comparison Approach, Cost Approach, and feasibility analysis, with particular depth in hospitality and agricultural valuation.
His background also includes financial underwriting and commercial mortgage structuring, strengthening his understanding of lender risk, cash flow analysis, and market fundamentals. At Emadi Appraisals, Everton supports commercial and residential assignments under supervision, contributing rigorous analysis and defensible reporting for complex valuation mandates.
