Assignments begin with confirmation of the appraisal purpose, effective date, property interest, and reporting requirements. Scope of work is defined to ensure the analysis is appropriate for the intended reliance.

Property Inspection & Data Verification

Where applicable, interior and exterior inspections are completed to assess physical characteristics, condition, layout, and functional utility. Property data is verified through reliable sources and documentation.

Market & Property Analysis

Relevant market data is analyzed, including recent sales, listings, market trends, and economic context. Comparable properties are selected and adjusted to reflect differences in location, size, condition, and other value-influencing factors.

Application of Valuation Methodology

Appropriate valuation approaches are applied based on the property type and assignment scope, including the Direct Comparison, Cost, and Income Approaches, where applicable.

Step 5

Reconciliation & Professional Judgment

Value indications are reconciled through professional judgment, considering the reliability and relevance of each approach. Emphasis is placed on market behaviour and risk considerations.

Step 6

Reporting & Review

Appraisal reports are prepared in a clear, structured format suitable for institutional, legal, or insurance reliance. Where Candidate Appraisers are involved, all work is reviewed and approved by designated appraisers authorized to assume professional responsibility.
